新潟市南区へは電車がなく新潟駅からバスで1時間、予約は先着順で返信を待つ必要があると理解しました。
I understand that Minami Ward, Niigata has no train access and takes an hour by bus from Niigata Station, and that bookings are first-come, first-served and require a confirmation reply.

当宿は温泉旅館ではなく、全客室が2階にある簡易宿所であり、トイレ・シャワーは共用であることを理解して申し込みます。
I understand this is a guest house (not a ryokan), all rooms on the 2nd floor, with shared toilets and showers.
